TERMS AND CONDITIONS - Woodlands Cottage:


Deposit of approximately 50% is payable on booking and non-returnable, unless at the discretion of the proprietors. Should payment of deposit be delayed without notice, bookings may be lost, confirmation of booking will be issued on payment of deposit.


Balance due 6 weeks before arrival, any cancellation made after this period will incur the balance to be due. Cancellation within the 6 weeks period is non-returnable. Should we have to cancel the booking for any reason out with our control, refund will be made in full.

Please note that we do not provide any cancellation or travel insurance, if required this should be taken out separately.

Personal Safety and Security:

Woodlands cottage has adequate parking, we cannot accept responsibility for damage, loss or theft to your vehicle or any personal belongings during your stay.
Please exercise care and caution within our cottage, especially with young children.  We provide BBQ's in season, please exercise caution around these.
We provide a toilet seat and shower seat for the not so able, these are to be used with care and caution, we cannot be held responsible for any accident while using these, as with our travel cot and highchair.
In season we provide salt for pathways, please use this when necessary, we clear when we can but weather can change very quickly.
Fire extinguishers, blankets and first aid kits are provided, please familiarise yourself with their position.
Please ensure windows and doors are securely locked while leaving the cottages unattended.

Any data captured on this site is for use only by this site, in connection with your reservation, prospective reservation and to inform you of future offers as and when available. If you would prefer not to receive offers in respect of discounts, please email colin@fish-tay.com and we will gladly cease to process your personal data for any marketing related purposes. Data will not be transferred to any third party, save for any sale or transfer of the business to another party. The site uses cookies as used by Google Analytics, which is a means by which website owners can understand volume of visits to the site. No personal data is captured by Google Analytics. If you would prefer not to have your visit to the site counted, you should disable cookies from within your browser.

At the start of your visit you are encouraged to check the inventory of items for each room, as this saves any issues later. During your stay you are expected to act in a manner that will allow other residents close by to enjoy peaceful occupation of their dwelling, and you must not engage in any activity that would be seen as anti-social or cause to disrupt neighbours. Prior to leaving the cottage, you agree to leave it clean and tidy, and empty fridge & freezer of personal contents. Rubbish is to be deposited in the refuse bin, and you should make every effort to recycle refuse.

As with occupation of any property there are dangers, such as hot water, kitchen utensils & knives. The person booking accepts responsibility for all individuals invited into the property during the booking period, Woodlands Cottage does not accept responsibility for any loss or damage to property or personal injury, to the extent permitted by law.

Sleeping Capacity:

Maximum sleeping capacity should be as agreed at time of booking. Any overnight visitors must be advised in advance, we reserve the right to refuse extra visitors. Persons allowed to stay at the apartment are those whose names are entered as part of the booking process. Children stay for free (12 and under) and their names are not required at booking. All persons staying must sleep in beds provided. During the stay, no additional persons are allowed to stay overnight, and it is expressly forbidden to use the cottage as a gathering place for a larger group of people, i.e. you cannot use the cottage for parties. Any breach of this condition will result in termination of the rental agreement, even if mid-stay. You will not be entitled to a refund and your security deposit will be forfeited.


We welcome well behaved Pets into our Cottage, but owners must be aware that any damage caused by pets is chargeable to you. Pets must not be allowed on furniture or into the bedrooms of our cottage. Pets must be kept under control in or about the cottage at all times and not be left outside unattended. Do not allow dogs to soil, in the garden or around the cottages, all dog waste must be collected, bagged and disposed of thoughtfully. Please clean up after your pet as you normally would while staying in our cottage..
We reserve the right to refuse certain breeds of dog or other animals. any dog waste found in or around the cottage will be chargeable for disposal.

Non Smoking:

Woodlands cottage is now totally non-smoking, we provide ash trays for outside use only, no cigarette ends to be taken into the cottage. We ask that you do not burn candles as they can pose a fire hazard.


Any damage incurred in the cottage to be advised to the proprietors as soon as sensibly possible, not only when you are vacating the property. This will allow time for any repair or action needed.

At the point of making a booking, a security deposit of £150 will be taken For any loss or damage suffered by Woodlands Cottage resulting from the direct or indirect act or omission of anyone staying at the cottage during the rental period which is in excess of the deposit, Woodlands Cottage will seek recovery of such monies. 

Should the cottage not be cleaned upon leaving, Woodlands Cottage reserve the right to deduct a reasonable sum from the deposit to cover for additional housekeeping costs incurred. If the cottage has been badly looked after, then the charge will be higher.

Wood/Coal Fire:

Woodlands Cottage has a wood and coal fire in the living room, we supply a bucket of coal for this and a supply of logs. If the supply has been exhausted, more can be purchased directly from ourselves at £25.00.
Please exercise caution with the fire especially around young children and use the fire guards provided at all times, any damage caused to our property by the fires will be chargeable.


The proprietor or representative shall be allowed access to the cottage at any reasonable time and with suitable notice to the visitor, during occupancy for whatever reason required.
